Our Process

Step by Step

We assess all the properties from our team weekly and will offer these properties to our database of investors via our opt in email service. If you're not on that list, you're missing out.


If you like the look of a particular deal  follow the instructions on the email for reserving the deal:

  • You receive the email, If you like the look of a property you get in touch.
  • We have a Phone call or Zoom call to run you through the property details, ROI Figures, Pictures etc. 
  • If you want to proceed we will send over Terms of Sale and an Invoice for the finder's fee.
  • Once we received the signed terms of sale and payment we then arrange a skype call to disclose full property details.
  • We then instruct the selling agents who the buyer is via email.
  • Property is marked SSTC (Sold Subject To Completion)
  • The purchase process goes through as a normal sale
  • We then take a step backwards and let you deal directly with the agent


We are on hand to assist with any issues which may arise throughout the sale process up to completion.

For the Rent to Rent (Asset Control), both HMO (Home in Multiple Occupation) or Serviced Accommodation, our Complete Set-up Service comprises of:

  • we will find a property in your desired area 
  • Collect the keys  
  • Do any maintenance required  
  • Source & set up furnishings  Arrange professional photography.

Property Condition

Some of our Must-Have Checkpoints (esp HMOs)

We work to a strict criteria when sourcing deal's, below are just the some of our  'Must-Have' checkpoints that the property must match before we even view it.

We check rental demand, rental income, competition in the  area of your choice

1. Great condition - Our 7 page property inspection form helps us see require works needed to disclose this prior to sale as well as help obtained quotes from our network of tradesmen.

2. Typically we look for properties that will have figures at a minimum 15%

3. For HMOs, the house must meet local standards for size typically 6.5m2 or 70 sqft. and that can achieve about 30K/annum in rental income.

4. A Management team for HMOs or a Serviced Accommodation will have confidence the property will let. Builders, legal teams and mortgage brokers will be in place waiting to be instructed.

5. Location is the bedrock of greta returns. We source properties that are a maximum of 15 mins to nearest centre without a car.

Demand Confirmation

We check rental demand, rental income, competition in the  area of your choice

Refurbishment Costs

We work with builders who estimate costs (not final figures!) for example:

A) Conversion costs to make  property compliant with licensing rules (if HMOs/Shared Houses) 

B) Refurbishment costs - light or full-scale changes

Value Confirmation

We check comparable properties in the area, check various online resources to verify true market value and check what else is for sale  nearby.

Rent to Rent / Asset Control

Rent to Serviced Accommodation & Rent to HMO 

We are actively finding  opportunities and securing them through company let agreements or company management agreements.
